Q. I recently backed out of a refinance deal before signing the final papers. My mortgage broker now wants to charge me $2,100. Do I owe this or just the appraisal fee and credit check?

A. You probably do not owe the broker a fee. Generally, such fees are for making the deal. Your broker didn't make the deal you wanted, so you shouldn't owe anything except for the appraisal and credit check.

To be sure, reread any papers you signed and look for any hidden clauses that could force you to pay the $2,100. If you're in the clear and the broker still insists or threatens you in any way, consult a real estate attorney.
